LA Acres is a lovely property in the Fraser Valley countryside.. We were greeted with casual warmth and shown around. The Orchid Room was clean, pleasant and large with high ceilings & French doors opening to a small patio with beautiful and iconic rural views. Bathroom was a good size and lovely with all comforts and a window with screen. The room had a floor fan but no A/C. ||||The pool and pool area were very nice and pool towels and robes were provided. We were told to help ourselves to glasses, ice and cold water from the kitchen. I was unsure which, if any, of the home's sitting rooms we could use but didn't ask either as the weather was pleasant and we sat out at the pool. ||||We were kindly accommodated for an earlier breakfast by 1/2 hour so we could catch a ferry to Vancouver Island. Breakfast was a casual, pleasant affair with a good, hot, hearty plate to start the day. ||||This B&B offers good value if you need to be staying in the Langley and Aldergrove areas. With good traffic you can reach the Tsawwassen Ferry Terminal in 45 minutes.

This was our first visit, but if Karen and Nick hold on to the property, it won't be our last! From the beginning, both were courteous and helpful with our on line booking and directions. On arrival we were treated to a gorgeous entry gate, up a beautifully lined driveway, to an elegant entry way. Karen greeted us, led us into the atrium accompanied by Bella (!), and entered a beautifully decorated and appointed area. We had a lovely two queen sized bed-room, a delightful bathroom with first class towels and bathrobes, plenty of space, flat screen TV, and adequate lighting. The entire mansion (I cannot call it a facility) was delightful. The eating area open, light, comfortable, and the breakfast generous and scrumptious. While we did not use the pool, it was great simply to sit by it in the early morning, have a cup of coffee (a Keurig set up, meaning each cup was fresh), and enjoy the morning. Nick and Karen were the best part, however, and we felt quite literally as though we were part of the family. Additionally we enjoyed meeting the other guests at breakfast and sharing experiences. One simply cannot say enough about the value, beyond our expectations certainly, and much better to our thinking than staying in Vancouver. Indeed, so delightful was the area that we spent time in the municipality which otherwise we were planning for the city. We did visit Stanley Park and took the ferry to Vancouver Island as well, and the drive in and back were easy enough, avoiding the worst of the traffic. Indeed, the longest wait was crossing the border! Our recommendation: if you never stayed in a B&B, this place and these two delightful hosts will convince you of what a great treat awaits, and if you have, LA Acres is among the very best.

The location is well outside Langley, so make sure you eat before you come or bring food. The house itself is very lovely. Our room was large and comfy. The rooms are on on outside hall of the house. You leave the rooms to go outside on the pool deck, walking through the owner's private living area. The outside pool area is very nice but if you sit near to the house beware that you don't sit on on of the cats seats, lol.||While we were greeted by the hostess, the host did not even say hello. When we walked through that area it felt uncomfortable to us as if we were invading their personal space as they sat in their recliners and watched TV game shows. The hostess was friendly and welcoming. But we observed that things were physically difficult for her to do.||Maybe that is why breakfast is such a simple affair. We were expecting a beautiful breakfast, our room was almost $200 for one night. We received bacon, (two slices), toast (no choice of breads), "farm-fresh" eggs, but not asked how we would like our eggs prepared. They were all scrambled. A couple of slices of melon, cartonned juice, tea and coffee. ||We did not feel like we got good value for our money. I don't mind spending $200 for a quality B and B and have in the pasts, but the breakfast have always been speculator.

My boyfriend and I needed a local getaway and Karen and Nick's B&B was just the ticket. We took a nice dip in the pool, played a game of pool in the fabulous billiard room. We were welcomed like family to sit and enjoy a beverage with them. We watched a movie in their fantastic movie theatre curled up in recliners. We stayed in the orchid room with a patio off the bedroom. Enjoyed a glass of wine or two! We were greeted in the morning with fresh coffee and a fabulous bacon and egg breaky! We met the other couples and didnt want to leave the breakfast table! It was just what we needed. Thanks so much Karen & Nick, best B&B around!

For starters, I rate this BnB as a complete 10!!!! From the minute we arrived we were welcomed like family. Karen showed me our perfect room "The Orchid Room" and then a little tour of her beautiful home and property. I spent the afternoon relaxing by the pool watching the horses and Eeyore the donkey in the front field. Karen recommended a fabulous winery around the corner for supper. We made reservations and had a wonderful meal. We were back "home" and in our super comfy bed before 10pm. Our room had french doors that opened out to fall asleep to the quiet sound of the cows in the field and the most amazing fresh air filling the room. It was the best sleep I have had in a very long time. We woke up to the smell of freshly brewed coffee and breakfast cooking. We chose to sit on our little private patio and enjoyed watching the mist on the fields with our coffee. And then it was time for breakfast. Karen put on the most incredible breakfast spread, where we enjoyed with the other family that was staying. All in all, we had the best stay ever. If you are ever in the Langley area I would highly suggest to stay at L.A. Acres Bed & Breakfast. Thank you very much Karen and family for your hospitality.

We stayed at L.A. Acres this August for four nights, and it was one of the most delightful experiences we have had at a B&B. Always friendly and intimate, B&B's are our favorite choice, and L.A. Acres is among the very best. First is the location. Right on the border with the U.S., and about 40 minutes driving time from downtown Vancouver, B.C., the "mansion" is an impressive, but not imposing structure. The landscaping is delightful, from the beautiful gate up the long driveway, with an open field and beautiful flowers. The entry way is an open foyer, with a great picture of Nick as a young man, reminiscent of Bobby Kennedy! The ceilings are high, giving a sense of space and light. The floors are beautiful hardwood, and the furnishing elegant and inviting. The accents, chosen by Karen, add a sense of comfort and visual delight without intimidating. The porch, with a guest refrigerator for those extras one often wishes to have on hand, leads to a comfortable setting for early morning coffee or a late snack. The pool is generous, clean, warm, with plenty of comfortable chairs and lounges, all kept beautifully. The three rooms each have a charm of their own, have generous spaces for luggage, and have elegant bathrooms with lovely walk in showers. Even the towels are top quality, as are the bathrobes hanging in the closets. The beds are comfortable, with lovely coverlets and pillows. We did not use the flat screen TV (being too busy with other things), but the internet was fine. Breakfast was generous, and the Keurig coffee system meant one could enjoy a fresh brewed cup anytime. Downstairs was a billiard table, comfortable chairs, and a theater (neither of which we used since there was much to do). The grounds were cared for well, the horses nearby an extra treat, and Bella, the border collie, friendly (and loved watching animal shows on TV!). There are two black cats, neither of which cares much about who comes by, and who live outside the home. Langley municipality also offers its own pleasures, but for those who wish for a more urban visit, the drive into Vancouver was easy. We arranged for a visit to Vancouver Island and the Butchart Gardens, and spent a day in Stanley Park in Vancouver, both worth the time. But the best for us was getting to know Karen and Nick, the proprietors. They are delightful and we had a special time visiting with them, chatting about many things, and in general felt more than welcome: we felt a part of the "family". We tell everyone about L.A. Acres who may consider visiting British Columbia, and feel no one will be disappointed. (There even is a laundry, if needed). We will stay there again, the next time we are even close!

Stayed here on a transit to the Island on a late August day as the price was good. Location is remote (don't expect it to be close to anything other than Aldergrove) but that also makes it quiet and tranquil if that's what you're looking for. Handy to the ferries and a low-traffic location for transversing the LM.||||Premise is nicely landscaped. Nice outdoor pool (when open). Three guest rooms all adjacent to each other. O.K. size and furnishings. Clean and comfortable.||||Just be aware that rooms don't have any a/c and the only screened window is the bathroom one (french doors here, like everywhere else, don't have screens). May be a bit warm for sleeping if you don't want it buggy.||||Also not a place if you want privacy (in your own room) as the owners live in the common space. If you are gregarious, it's fine.||||Breakfast is very nice and filling. Can be arranged to be had a little earlier than advertised if you are in a rush to get going.||||Do note the owners do have the place up for sale though that's not affecting anything.

LA Acres has all the perks. Attention has been given to every detail. The impression while driving up to the house is "wow"! This continues as you enter the front door. The home is an open concept so, from the front door you can see right to the back of the building, right out the far windows. There are halls leading to the rooms and private quarters and a quieter living room tucked to the left of the entry way. The massive kitchen/dining is in the center. As I said, this is open concept, with hardwood floors. I got the impression that if I whispered, I could be heard at the far end of the house. Sound carries here.||||My impression was that Karen had hired a professional decorator but she assured me that it was all her. I found myself walking around to examine all the little details.||||Breakfast was a hearty meal you would make at home...eggs, bacon, toast, fruit. ||We played a game of pool in their games room, and poked around the theater, exercise room and library. We stayed in the room Robert Redford stayed in. (a little something to tell the kids). || Make sure to visit the horses. They are some of the most lovely I have ever seen. And plan to go in the warm weather to take advantage of the pool. This place is close to the border so plan for a longer trip to the stores if you need to pick something up. ||We enjoyed chatting with Karen and Nick and staying in their lovely home.
